Luxury Sales in Manhattan Stay Strong, Aided by ‘Affordable Luxury’

Manhattan luxury real estate saw the fourth straight week of strong activity according to a report by Olshan Realty between May 29 and June 4. The top sale of the week was a two-unit combination occupying the entire 21st floor at William Macklowe Company’s 21 East 12th Street.  The combined space sold for $17.55 million and consists of over 5,100 interior square feet, totaling seven full bedrooms and 7 full baths.

31 Luxury Contracts Signed Last Week: Olshan

The city’s luxury market is on a hot streak.  Olshan Realty reported the sale of 31 high-end homes between May 29 and June 4.  The top contract was a $17.6 million combination of residences 21A and 21B at William Macklowe Company’s 21 East 12th Street.   The new home will encompass 5,175 square feet of interior space on the entire 21st floor, totaling seven bedrooms and seven full baths.

Construction has reached street level on the 22-story, 52-unit mixed-use building under development at 21 East 12th Street, located on the corner of University Place in Greenwich Village. The latest building permits indicate the project will encompass 122,272 square feet and rise 269 feet to its rooftop. YIMBY has photos of the latest progress.

At 21 East 12th Street, the new Greenwich Village residential project helmed by Macklowe’s development firm, future residents have been lining up to secure a home in the new Downtown tower. “We have achieved about 40 percent sales,” Macklowe told the The Real Deal in a recent interview. “Interestingly enough, our first two sales were the biggest units in the building: the penthouses.” Macklowe also shared that most of the buyers thus far at 21 East 12th Street have been locals. “This is a New York building for New Yorkers,” Macklowe explained. “We’ve had three boldfaced real estate names purchase at the building, which is also a nice compliment in and of itself.”

40 percent of the residences are in contract at the 22-story tower developed by William Macklowe Company and Goldman Sachs. Designed by Selldorf Architects, the building’s 52 residences range in size from one to four bedrooms and are awash in modern design and amenities like Gaggenau appliances, stone countertops, glass backsplashes, wine fridges, and marble baths with mosaic tile floors. Two penthouses will offer expansive views, courtesy of their floor-to-ceiling windows and private terraces, while two spacious “townhouse units” will provide more than 3,000 square feet of interior living space and additional outdoor space. All residents will enjoy access to a range of luxury amenities, including an attended lobby, fitness center, lounge, playroom, and a terrace for entertaining.

The CEO and founder of William Macklowe Company is developing his first ground-up residential building at 21 East 12th Street, at the former site of Bowlmor Lanes. After launching less than six months ago, 40 percent of the 52 condos at the tower are already in contract.

While the quick sales of these Greenwich Village townhomes may represent a market anomaly, the turnaround is not surprising.
